Job OverviewThe Director, Real Estate Portfolio and Transactions is responsible for developing and managing T-Mobile’s long-term corporate real estate strategy for office buildings and call centers nationwide. This role ensures that real estate assets are aligned with the enterprise’s strategic objectives through thoughtful portfolio planning, site selection, acquisitions, dispositions, and execution of high-impact transactions.
The Director collaborates cross-functionally with Facilities Management, Occupancy Planning, Business Analysis, and Project Management to execute Corporate Real Estate initiatives that are data-driven, financially sound, and future-ready. Externally, this role serves as a primary representative in negotiations and relationship management with landlords, jurisdictions, state and local officials, commercial brokers, and key vendors.
An essential component of the role is leveraging data analytics and real estate technology platforms to drive decision-making, optimize space utilization, and monitor portfolio performance in real time. The Director is expected to translate complex data into actionable insights, develop predictive models to support business growth, and ensure data integrity across systems.
This role also leads the development and implementation of workplace strategies that promote flexibility, sustainability, and employee engagement. By embedding sustainability principles into location decisions and capital investments, the Director ensures that T-Mobile’s real estate footprint supports both environmental responsibility and business resilience.
In addition to managing all transactional aspects of the real estate portfolio, the Director leads a high-performing team of Senior Real Estate Transaction Managers, Transaction Managers, Strategy Analysts, and contracted professionals. The position supports key corporate initiatives including large-scale renovations, refresh programs, and merger-related integration activities. It also partners closely with HR and business units to ensure alignment between workforce planning and long-term space needs.
The Director plays a key leadership role in optimizing operational costs through strategic location planning, negotiation excellence, and proactive portfolio rationalization—helping T-Mobile achieve its financial and organizational objectives while building a smart, agile, and sustainable real estate portfolio.
Un-carrier® Responsibilities
- Collect market data and space requirements related to headcount growth and changing business needs, and then assess whether the current Real Estate properties (offices, call centers) meet those current and future needs.
- Support special corporate initiatives such as portfolio expansion, relocations, large-scale renovations, refresh programs, and merger-related integration activities.
- Works closely with internal teams such as occupancy planning, workplace design, and construction, to develop the real estate solutions that maximize utilization of the existing real estate assets while also meeting the business objectives of the business units and the enterprise.
- Help Senior Leaders across the business make appropriate decisions related to Real Estate locations and future planning.
The Experience You’ll Bring
- Bachelor’s degree in Real Estate, Business, Finance, or a related field (MBA preferred).
- 10+ years of experience in corporate real estate, including portfolio strategy and transaction management.
- 10+ years of experience leading corporate real estate teams, with a focus on portfolio/transaction management.
- Proven ability to negotiate complex real estate deals and manage large property portfolios.
- Strong financial acumen with experience in real estate financial modeling and forecasting.
- Excellent stakeholder management skills, with the ability to influence at all levels.
- Experience with data analytics, real estate technology platforms, and portfolio management tools.
- Knowledge of real estate law, leasing, and market dynamics.

Base Pay Range: $164,100 - $222,100Corporate Bonus Target: 25%
The pay range above is the general base pay range for a successful candidate in the role. The successful candidate’s actual pay will be based on various factors, such as qualifications and experience, so the actual starting pay will vary within this range. Most Corporate employees are eligible for a year-end bonus based on company and/or individual performance and which is set at a percentage of the employee’s eligible earnings in the prior year.
